House Rules 2023

Rent is due on Wednesday by 7PM for the following week. (Saturday 6pm as a grace period only and continued abuse will not be tolerated)

$20.00 late fee will be applied to any rent that is received after Saturday 6pm.

If rent is not received by Monday, you will receive eviction papers, NO EXCEPTIONS.

You will be responsible for any fees that accrue due to an eviction. (Attorney fees start at $700.00)

You are responsible for any damage done to the supplied furniture in your rooms or any furniture in the house.

A $5.00 A/C charge will be applied to each week there is a A/C in the window.

Absolutely NO smoking in the building.

NO door slamming, loud music or loud TVs.

The fee for a lost key is $15.00. If you lock yourself out the fees are: Daytime: $25.00 Nightime: $50.00

If you make a mess, (especially the kitchen areas) CLEAN IT UP! This includes cleaning your rooms on a regular basis.

NO cooking in bedrooms. Microwaves or hot plates are NOT allowed (exception crock pots).

NO Pets of any kind are allowed.

If there is an insect issue in your room, you must contact management asap. Bedbug covers are required. We are not responsible for any insects in your room if it is not clean and if food is left out.

Parking is for tenants only. 1 vehicle per room is allowed. Guests cannot park on the property.

Unregistered or non-running cars will be towed at owners’ expense. NO repairs to vehicles are allowed on the property.

You are responsible for damage you or a guest cause to the property.

Overnight guests are not allowed unless approved by property owner and then no more than 3 days.

Security deposit CAN NOT be used for rent payment.

Extension cords are NOT allowed in rooms per the Fire Marshall office. Surge protectors must be used.

You will be fined $100.00 if you disable or cover any smoke detector in the home.

Do not be a nuisance, to any other tenants in the house. Common areas are for use by any tenant.

Electric heaters are NOT allowed in the rooms or apartment at any time.

There will be monthly room inspections; 24-hour notice will be given.

Be sure to turn off lights, TV, etc in your room when you’re NOT home.

You must follow all housing code and zoning regulations.

If any of these rules are violated, you will be fined $25.00 for the first offense and $50.00 for any additional violation. After 3 violation, we will start an eviction. Fines must be paid within 7 days. PROOF OF THE VIOLATION WILL BE INCLUDED WITH THE FINE SUCH AS SURVEILLANCE FOOTAGE, PICTURES, ETC.

Showers are for the use of tenants ONLY.

Always keep the entry doors closed and locked, this is for your safety!

The landlord or his representative retains the right to enter a room if they suspect a violation of these rules has occurred. By law no prior notice is required.
